Brookfield Homes is building 100 single-family homes on sites that average 7,000 square feet at Little River Preserve in Chantilly, a community with a swimming pool and bathhouse, walking trails and a dog park. Several golf courses, parks and shopping centers at South Riding and Ashburn are convenient.

The builder is offering $10,000 in closing costs along with a finished recreation room for buyers.

Each home in this Loudoun County community will have maintenance-free vinyl siding, professional landscaping, an asphalt drive and a two-car garage.



Inside, all three models feature four bedrooms; 2 1/2 baths; hardwood flooring in the foyer, breakfast area, kitchen and powder room; 9-foot ceilings on the main level; crown and chair-rail molding; a gas fireplace; 42-inch birch or oak cabinets and granite counters in the center-island kitchen; ceramic tile flooring in the full baths; a luxury master bath with a soaking tub and separate shower; a high-tech wiring system; a rough-in for a lower-level bath; Energy Star certification; and gas water heating.

The homes have from 3,159 to 3,429 finished square feet and can be expanded to 3,395 to to 4,956, with base prices from $499,990 to $514,990. Homeowner association fees are $98 per month.

The Waverly model, with 3,429 to 4,956 square feet, is priced from $514,990. This home features a two-story foyer that opens to the formal living room and the formal dining room.

The kitchen opens to a breakfast area with a bay window. The main level also has a family room with a wall of windows, a study and a powder room.

Upstairs, the master suite has two walk-in closets and a luxury bath. Three more bedrooms, a second full bath and a laundry room complete this level.
