Ryland Homes is building 875 single-family homes on sites of an eighth- to a quarter-acre at the Village of Idlewild in the city of Fredericksburg, located 2.5 miles from Central Park, Spotsylvania Mall and historic downtown Fredericksburg.

The Village of Idlewild includes a swimming pool, tennis courts, a clubhouse, a fitness center, tot lots, walking trails and a shuttle to the Virginia Railway Express.

Each home will include HardiePlank cement siding, professional landscaping, a sodded lawn and a two-car garage. Brick fronts and brick or stone water tables are optional.



Inside, all 10 models feature three or four bedrooms, 2½ baths, 9-foot ceilings on the main level, 42-inch cabinets and recessed lighting in the kitchen, ceramic tile tub and shower surrounds in the baths, a luxury master bath with a soaking tub and separate shower, a rough-in for a lower-level bath, and gas heat and hot water.

The homes have approximately 2,200 to 3,540 finished square feet, with base prices from $241,990 to $344,990. Homeowner association fees are $112 per month.

The Dixon model, with 2,508 square feet, is priced from $259,990 to $279,990. This home features a foyer flanked by a formal living room and a formal dining room, each with two windows.

The Dixon includes a library with optional French doors, a powder room and a family room with an optional fireplace. The center-island kitchen and breakfast area are open to the family room.

Upstairs, the master suite has a double-door entrance, a separate sitting area, a walk-in closet and a luxury bath. Two more bedrooms, each with a walk-in closet; a second full bath with a double-sink vanity; and a laundry room complete this level.
